Foundation Wall Repair Vancouver

Foundation wall repair may happen because vertical cracks may occur at the time of construction or during the curing process as the concrete foundation wall begins to shrink. Newly constructed homes, and older ones are not exempt from Vertical cracks or the need for foundation wall repair. Vertical wall cracks in the foundation usually are not structural. It is quite common for a vertical crack to allow outside water to enter the basement or crawl space so they should be inspected and kept an eye on.

If your  house is up for sale un-repaired foundation cracks can be a concern to a buyer as they will be thinking the cracks could lead to leaking. Un-repaired damaged or deteriorating foundation walls could lead to future foundation wall repair and problems for the potential new home owners this could easily put the brakes on a sale. One thing for sure is certain and that is the foundation wall repair problem will only worsen with time; the cracks will more than likely get larger.

Home Foundation Repair

If you are thinking of doing your own foundation wall repair it may not be the best solution. In some situations, home owners will try to repair the problem by injecting caulk in the gaps. A caulk seal will allow efflorescence to build up as water fills the crack and causes this plug to peel. If the crack has not been cleaned and prepared properly, the caulk will try to adhere to the dirt rather than the cement, and this will only weaken the application. It is possible the caulk seal may do its job for a little while, but if you want a long term solution so the foundation wall never leaks, this isn’t the answer.

Hydrostatic Pressure

Hydrostatic Pressure forces moisture against cement foundation

Filling a wall crack with hydraulic cement is also not such a good idea as this type of home foundation wall repair is rigid. The situation is the hole is temporarily plugged, but the hydrostatic pressure is working on this plug from the outside and there is no flexibility in the nature of this repair. As the foundation swells and contracts with temperature and moisture changes, the movement will make the hydraulic cement plug loose and the foundation leaking will probably start all over again in a few years.
